Who we are

The Holiday House Kit is a service of authored. (ABN 85 745 873 010). "We" and "us" mean authored. "You" means the person who buys a package. You can reach us at hello@holidayhousekit.com.

What you are buying

A website for your holiday let, built by us from your brief, in the package you choose: Showcase, Guide or Signature. Each package lists what it includes on our offer page. Anything not listed there is not included, and we will quote for it separately if you ask.

Your site shows your property and links guests to your booking sites, or takes booking requests. It does not take payments.

Payment

You pay the full build price when you order, by card through Stripe. Prices are shown in the currency you choose, and you pay for the build in that currency. Hosting is billed in the currency of the country your property is in: euros for a property in a euro country, pounds for a country whose currency we do not offer, unless we agree otherwise. The price you see is the price you pay. Where tax applies to your purchase, it is included in that price and shown on your Stripe receipt.

Your brief

  1. After you pay, you receive a link to your brief. Your build starts when the four essentials are complete, you have confirmed the listing and photos are yours to share, and we have emailed you "Your build has started". The four essentials are your details and how guests book, your photos, who the house is perfect for, and your welcome message.
  2. For any section you mark "Write it for us", we write it from your listing, your welcome message and our own research, and you check it in your preview.
  3. We never ask for door codes, key-safe numbers or wifi passwords. Please don't include them anywhere in your brief.
  4. Before we start, you confirm in the brief that you own the property, or co-own it, or manage it for the owner and have the owner's written permission. You also confirm the listing you gave us is yours (or the owner's) and that you have the right to share the photos and words on it. We record the date and time of your confirmation, your name, and the listing link.
  5. If you use photos from your listing, you give us permission to copy them from the link you gave us and use them only for your site, your guide, your print cards and your social posts. Tell us and we remove any photo. If we find the listing is not yours, we stop the build and Refunds applies.

Build, preview and changes

  1. We send your private preview within 5 working days, counted from the day your four essentials and confirmations are complete.
  2. You open the preview from a link in your email, using a six-digit code we send to your address. There you can approve it or send your changes.
  3. One round of changes is included. Send them together, in one message on the preview page. We send the revised preview within 3 working days. Further rounds, or new pages, we quote for.
  4. When you approve the preview, or 14 days after we send the latest preview if we have not heard from you, the site is approved and we set it live. We email you a reminder 7 days and 12 days after we send it. If you need more time, tell us before the 14 days end and we will wait.

What you are responsible for

Recommendations and opening hours

We check opening hours and details before launch and each season while your hosting is active. Places change their hours without notice, so the site tells guests to check before they go, and marks anything we could not confirm. Local services on your site are third parties. Neither you nor we provide or endorse them.

Hosting and upkeep

  1. Hosting is billed monthly from the day your site goes live, and includes hosting, your enquiry form, a seasonal check of opening hours, and small edits. Small edits are changes to facts already on your site, such as hours, a house rule, a contact or a recommendation.
  2. You can cancel any month. Your site stays live until the end of the month you have paid for. Then it goes offline and, if your package is Signature, we send you your leaving pack.
  3. If a hosting payment fails, your site stays live for 14 days. We email you when it fails and again at 7 days and 12 days. If it is still unpaid after 14 days, we take the site offline, and guests who open it see a short notice. We keep your files and details for 90 days after that. If you pay in that time, the site comes straight back. After 90 days we delete your details, and a return needs a new build.

Your domain

Your site can go live on an address we provide, at no extra cost. If you want your own domain, you register and renew it in your own name, and we point it at your site. We never hold or renew domains for you.

Refunds

You can cancel for a full refund until we email you "Your build has started". After that we do not refund the build, except where the Australian Consumer Law or another law gives you a right to one. Add-ons follow the same rule from their own start point, set out below. Cancelling hosting stops future payments; the month you have paid for is not refunded. This does not affect your rights under the Australian Consumer Law.

Refer a friend

Anyone can refer a host to us. A referral counts when the new host names you in their brief, their site goes live, and they make their second hosting payment. The new host then receives one month of free hosting, applied as a credit to their next hosting payment. If you have active hosting with us, you receive one month of free hosting in the same way. If you do not, you receive an e-gift card for the amount shown on our offer page in your currency. Credits stack: each qualifying referral adds one more month of free hosting, and a client can receive up to 12 credits in any 12 months. Each credit expires 12 months after it is issued. The same limit applies to gift cards. If the new client is refunded or cancels hosting before their second hosting payment, nothing is given to either side. The credit is for hosting only and has no cash value. A gift card follows the terms of the service that issues it. If you manage a property for its owner, you must tell the owner that you receive a reward for the referral. Any tax on a reward is yours to declare. We keep your name and email address to give you the reward.

Discount codes

We sometimes give a code that takes a percentage off the build price. A code applies to the build only, not to hosting or add-ons, and only one code can be used on an order. A code may have a limit on its uses or an expiry date, or be made for one person, in which case it works only with that person's email address. A complimentary code covers the whole build price; any add-ons are paid for separately. Codes have no cash value.

Business accounts

A property manager can have a business account by arrangement with us. The manager receives their own code. An owner who orders with it receives the discount it gives on the build price, instead of the free month in "Refer a friend". The manager receives an e-gift card for each property whose site goes live and makes its second hosting payment, with no yearly limit. The manager must tell each owner that they receive this reward.

The social plan

If you add the social plan, we write a plan of 39 posts over 90 days from your site and your answers in the brief, with one round of changes. We start it when your site is approved, and send it 5 working days before the start date you give us. Later seasons are a refresh at the price shown on our offer page. We do not post for you, reply to comments or run advertising, and we do not promise bookings, followers or any other result. You can cancel the social plan for a full refund until your site is approved. After that we do not refund it, except where the law gives you a right to one.

Liability

We build your site carefully from what you tell us and from our own research. We cannot promise bookings, guests, search ranking or income. To the extent the law allows, we are not liable for lost bookings, lost income or indirect loss. Where the law lets us limit our liability for a service to supplying it again, or to paying the cost of having it supplied again, we do. In any other case our total liability for a claim is limited to the amount you paid us in the 12 months before the claim. Nothing in these terms limits your rights under the Australian Consumer Law.

Privacy

  1. What we hold: your name, email, phone, listing link, the answers in your brief, and the files and photos you give us. Your payment record is held by Stripe. We never see your card number.
  2. Where it goes: our order store (Netlify, in the United States), email through Resend, payments through Stripe, and your site on Netlify.
  3. How long we keep it. While your site is live, your brief and photos, so we can keep the site up to date. An order with no brief: 12 months, with a warning email at about 11 months, then deleted. After you leave or your site goes offline: 90 days, then deleted. Sign-in codes and sessions: removed within a day of expiry. A one-line record of the order (package, amount, dates, no personal answers): 5 years, for our accounts.
  4. Delete on request: email hello@holidayhousekit.com at any time. We delete your brief, photos and contact details, usually the same day and always within 30 days, and confirm by email. After that we cannot maintain your site.
  5. Guest details: when a guest sends a request through your site, it is held in your site's form records and passed to you. You are responsible for what you do with it. We process it for you and keep it only as long as the form records stay on your site.
  6. Our privacy policy is at authored.com.au/privacy.
